Why it matters

When it applies

- Condominium and cooperative buildings of three habitable stories or more
- First due
- By 31 December of the year the building reaches 30 years of age

- 25 years where the local enforcement agency requires it for proximity to salt water

- Only where phase one finds substantial structural deterioration
A state obligation, and separate from county recertification — a building in Miami-Dade or Broward can owe both, on different deadlines and in different reports. Applicability is confirmed for your building before we start.
