Why it matters

Concrete is unforgiving: reinforcement that cannot be placed, a transfer condition resolved late, or a slab thickness set before the loads are known all become field problems that cost far more than they saved. The design has to be right on paper before it is right in formwork.

Framing layout, slab type and lateral strategy chosen with the architect — span, depth and cost tested together.

Analysis & sizing

Members analyzed and designed to ACI 318 and the Florida Building Code, with deflection and serviceability checked.

Detailing

Reinforcement drawn so it can actually be placed — congestion, cover, hooks and splices resolved on the drawing.

Review & seal

Independent internal check, then signed and sealed for permit submittal.

Considerations

  • Foundation design depends on a geotechnical report; where none exists we will tell you what is needed before we start.
  • Scope and fee change with irregularity — transfers, cantilevers, post-tensioning and unusual geometry are priced honestly, not absorbed silently.
  • Permit review comments are part of the process; we respond to them, but no engineer can guarantee a jurisdiction’s decision.
