General information only

The content on this website describes services in general terms, and its calculators are working aids. None of it is an engineering opinion, a recommendation for a specific building, or a substitute for a site-specific evaluation. Nothing here should be relied on as the basis for a construction, repair or compliance decision.

No professional relationship

Visiting this site, reading it, or submitting the proposal request form does not create a professional engineering relationship. An engagement begins only when scope, fee and terms are agreed in writing.

The same is true of a call, an email or a WhatsApp message, and of a notice sent by any of them: we read it and reply, and nothing is under way until you have accepted a written proposal. Asking for a proposal is free and commits you to nothing.

Notices and deadlines

Sending us a notice does not pause or extend the deadline it states. An extension is for the Building Official who issued the notice to grant, not for us. If anything on this site differs from the letter you received, go by the letter and by the office that sent it.

Regulatory outcomes

Requirements for inspection, recertification and permitting vary by jurisdiction, building age, construction type and scope. Ages and deadlines published here were verified on the date stated next to them and can change. Each table names the office or the code its figures come from, so you can read the source yourself. Descriptions of any process on this site are typical sequences, not guarantees. We do not promise approval by any building department or reviewing authority.

Sealed documents

Where a signed and sealed document is required, it is issued as a formal deliverable under an agreed scope of work. Content on this website is never a sealed deliverable.

Accuracy and availability

We keep this site current, but do not warrant that every statement is complete or free of error, or that the site will always be available. The reply time mentioned on this site is what is usual, not a commitment.

Links to other sites

This site links to county offices, to the Florida DBPR’s license search, to statutes and codes, and to WhatsApp. Those pages belong to whoever publishes them and are outside our control: they can change or move, and what they say and how they handle your information is theirs to answer for. City building offices are named, not linked; under each list of them we print the date the names were last checked.

Photographs and examples

The photographs and video on this site are licensed images that show kinds of buildings and of work. None of them shows a project of the firm, and none was chosen because a building in it received a notice. The profiles under Typical Engagements describe the work the firm takes on; they are not past projects.

Calculators

The calculators under Resources are working aids for engineers and students. Each one states on its own page the method it uses, what it assumes and what it leaves out, and a result is only as good as the model and the values entered. Check it by independent means: a decision rests on that check, not on the calculator. A result is not a design, an engineering opinion or a sealed document, and using a calculator does not make us the engineer of your project. They are offered as they are, with no warranty, and the firm accepts no responsibility for the results obtained with them or for how those results are used.

The text and the firm’s name and logo on this site belong to Tercero Tablada Civil and Structural Engineering Inc. and may not be reproduced without permission. Photographs, video and third-party software marks belong to their respective owners (see Image Credits).
