How the Building Safety Inspection Program runs in Lighthouse Point

In Lighthouse Point the Building Safety Inspection Program (BSIP) is Broward County’s requirement, and the city’s Building & Zoning page sends every question about it to the Lighthouse Point Building Department. The page is brief: it says which buildings are exempt and cautions owners about notices from private firms. Here is what it says, and the county’s deadlines follow in the rows further down.

Whose requirement it is
Lighthouse Point’s page presents the inspection as a Broward County requirement, under a heading that says so, and applies it to buildings past the county’s age and above a floor area the page gives. The age itself is printed in “First due”, further down this page.
Who is exempt
Single-family homes, duplexes and every building below that floor area are exempt, Lighthouse Point’s page says, and it tells those owners plainly that they are not required to have the inspection. For any other building, the age and the size together decide whether the program reaches it.
Notices from private firms
The city says it is aware that engineering and architectural firms are sending out notices about the Building Safety Inspection requirements. Lighthouse Point reminds owners who get one that their property may not be subject to the requirement at all, and states that it endorses none of the firms sending them.
Questions and permits
Questions about the inspection go to the Lighthouse Point Building Department, the page says. The department accepts new permit applications online, through its Building Department Public Portal, and in person; the page does not say how the inspection reports themselves are filed, so we ask the department before anything is submitted.

The deadlines that apply in Lighthouse Point

The schedule is the Broward County Board of Rules and Appeals’, printed here for a building in Lighthouse Point; the date on your own notice is the one that counts.

  • First due in Lighthouse Point: At 25 years, counted from the certificate of occupancy.
  • Then in Lighthouse Point: Every 10 years.
  • Time to file in Lighthouse Point: 180 days from receiving the Notice of Required Inspection. Older guides still say 90 days; the policy in force since August 9, 2024 gives 180. Your city’s letter states its own date.
  • If repairs are needed in Lighthouse Point: 180 days from the date of the report, under permit, unless the Building Official sets a different time.
  • Condominiums & co-ops in Lighthouse Point: The BSIP report serves as phase one and phase two of the state milestone inspection.

Questions & answers

Questions boards in Lighthouse Point ask

A firm sent us a Building Safety Inspection notice — does it apply to our Lighthouse Point building?

Not necessarily. Lighthouse Point’s page says engineering and architectural firms are sending notices about the requirement, that a property receiving one may not be subject to it, and that the city endorses none of those firms. If you are unsure what you have, send it to us with the address, or ask the Building Department, where the page directs every question on the inspection.

Which buildings in Lighthouse Point need the Building Safety Inspection?

Those past the county’s age and above the floor area the city’s page gives; the age is the one in “First due”. Single-family homes, duplexes and smaller buildings are exempt, the page says, so the owner of a house in Lighthouse Point does not need this inspection.

How do we file the BSIP report in Lighthouse Point?

The city’s page does not say. It sends questions about the inspection to the Lighthouse Point Building Department, and it says the department accepts permit applications online and in person, with a public portal that also shows application statuses and inspection results. We confirm with the department how it wants the reports before the complete BSIP package goes in.

Is the Lighthouse Point inspection the same as the 40-year recertification?

Yes. A building permit schedule the city posts still lists it under its former name, the 40-year inspection program required by Broward County, while the Building & Zoning page calls it the Building Safety Inspection. It is one county program, and the ages in force are those in “First due” and “Then”.
