How the Building Safety Inspection Program runs in Weston

In Weston the Building Safety Inspection Program (BSIP) is handled by City of Weston Building Code Services, whose program page describes the county’s new regulations for older buildings. The reports go in online, through the city’s ePermits portal, and the page lists what the review needs for each building. Here is what Weston’s own pages say, point by point; the county’s deadlines are in the rows further down.

The program’s name
Weston’s page announces that the Broward County Board of Rules and Appeals adopted new regulations for building inspections, formerly known as the 40-year inspection program, and revised them to be consistent with Florida law. The main change it names is an earlier first inspection; the age in force is the county’s, in the rows below.
Filing the report
Weston’s page says building inspection reports can be submitted online, in the city’s ePermits portal. An account is created there to upload all the documents, and the page points to the city’s owner-builder guide for the steps: registering the account, associating a license and uploading what is required.
The permit application
Each filing rests on a Uniform Building Permit Application with the correct folio, address and building number of each building, found under the city’s Permitting Services. Weston’s page warns that wrong information on it delays the review, allows one application for the required reports, and makes the owner responsible for submitting the report.
What goes with it
For every building, Weston asks for one structural report and one electrical report, along with a photo of the building in which its building number and address can be read. For permits in general, the Building Code Services page says plans go in electronically, digitally signed and sealed, for online review.
After filing
When no work is required, Weston’s page says the file is closed out and archived. Once the ePermits account exists, it invites owners to contact the Building Department, by phone or e-mail, for help. The page does not describe how the result of the review reaches the owner.
Repairs
If repairs are required, Weston’s page calls for a building permit for each discipline separately, applied for by a licensed general contractor and by an electrical contractor, under all the provisions of the Florida Building Code. The page says nothing of an amended report after the work; Building Code Services settles what closes the file.
Who runs the office
Building Code Services enforces the Florida Building Code and Broward County regulations in Weston, under the city’s Building Official, and its contact page says the services are provided by C.A.P. Government, Inc. The offices sit inside the city’s Administrative Services Center.
The notice
Weston’s program page does not describe the notice — who sends it or how it arrives — and twice sends readers to the Broward County Board of Rules and Appeals’ website for more on the program. For a Weston building, the letter itself is the best guide to what is being asked.

  • Then in Weston: Every 10 years.
  • Time to file in Weston: 180 days from receiving the Notice of Required Inspection. Older guides still say 90 days; the policy in force since August 9, 2024 gives 180. Your city’s letter states its own date.

Questions & answers

Questions boards in Weston ask

How do we submit a BSIP report in Weston?

Online, through Weston’s ePermits portal: an account is created there, and the reports, the uniform permit application and the building photo are uploaded to it. The city’s owner-builder guide walks through registering, associating a license and uploading. The complete BSIP inspection and report we deliver is organised for that upload, building by building.

Does each building in a Weston community need its own BSIP reports?

Yes. Weston’s page asks for one structural and one electrical report per building, and for the application to carry the folio, address and building number of each one, although one application can serve the required reports. For a community with several buildings, send us the list of addresses and building numbers with the notice.

What happens in Weston if the BSIP inspection finds repairs?

Weston’s page requires a building permit for each discipline separately, applied for by a licensed general contractor and a licensed electrical contractor, under the Florida Building Code. If no work is required, the page says the file is closed out and archived. The county’s time for the work is the row “If repairs are needed” above.

How long do we have to file the BSIP report in Weston?

Weston’s page does not state a time of its own; the county’s applies, under “Time to file” in the rows above. For the rest of the program the page refers readers to the Broward County Board of Rules and Appeals. If the date on your Weston letter is close, send it to us now so the inspection can be planned in time.

Is Weston’s BSIP the program formerly known as the 40-year recertification?

Yes, under new rules. Weston’s page says the Board of Rules and Appeals adopted new regulations for building inspections, formerly known as the 40-year inspection program, to match Florida law, and that the first inspection now comes earlier. The ages in force are the county’s, in the rows above.
