How building recertification is handled in Florida City

In Florida City the recertification falls to the Building Department, the part of the City’s Community Development Department that administers permitting, plan review, inspections and enforcement of the building codes. The City keeps no page on the program itself: its documents page carries one file on it, and its online portal is where new applications go. The rows keep to what those two say.

The City’s document
Florida City’s Community Development Documents page lists a file titled “40 Year Certification”, after the program’s former name. Inside are the county Board of Rules and Appeals’ general considerations for the structural and electrical inspections, followed by an outline for each report.
What the outlines ask
Both outlines ask for the owner, the folio number, the occupancy classification and the date of the notice of required inspection. The electrical checklist then runs item by item — service, panels, smoke detectors, exit lights, emergency generator, garage wiring, pool wiring — marking each as good or as needing repairs.
Parking-lot lighting form
The same City file includes a certification of compliance with the county’s parking-lot illumination standards, in which the engineer or architect records measuring the light in the lots that serve the building. It belongs in a package where the property has such a lot.
The file’s edition
Every page of that file carries a Board of Rules and Appeals revision date from years back, and its electrical checklist still refers to buildings by the former 40-year name. Before anything is filed, we confirm with the Building Department whether it expects these outlines or the county’s current report forms.
Online applications
Florida City now requires every new application to be registered in its eTRAKiT online services portal, where plans and supporting documents are submitted electronically and status is tracked; projects already under way stay on the legacy system. The City’s pages do not list recertification among the portal’s applications, so that is checked with the department too.
Code cases
Florida City’s Code Enforcement Department investigates violations of City ordinances and refers the unresolved ones to the Special Magistrate. The City’s pages do not describe what follows a late recertification report in particular; the county’s timing for it is in the rows further down.

Questions & answers

Questions boards in Florida City ask

Who handles building recertification in Florida City?

The City of Florida City Building Department, inside the Community Development Department at City Hall. Its phone line is the City’s main number, with a menu option for the Building Department. Send us the notice the building received and we read what the City is asking for.

How do we submit documents to Florida City’s Building Department?

Through eTRAKiT: the City says every new application must be registered there, and the portal takes plans and supporting documents electronically, with inspection scheduling and payments in the same place. Its pages do not name a recertification report among the portal’s applications, so the route is something we confirm with the Building Department first.

Which forms does Florida City use for the recertification?

Florida City’s documents page has one file on the program, titled “40 Year Certification” after the program’s former name: county guidelines, structural and electrical report outlines and a parking-lot illumination certification. Because the file carries an old revision date, we check with the Building Department which forms it takes; the complete package goes on those.

How long do we have to file the recertification report in Florida City?

The time is set by Miami-Dade County and is in the rows above under “Time to file” and “If repairs are needed”. The City’s file gives no number of days; it asks for the date of the notice of required inspection, so keep the notice and note when it arrived.

Does a building in Florida City need a parking-lot illumination certificate for recertification?

Where the building has a parking lot, the City’s file includes a county form for it: a certification that the lighting in the lot meets the minimum for the building’s occupancy classification, once the engineer or architect has measured it. Not sure whether it applies to yours? Send the address and we check.
