Miami-Dade Recertification
Medley’s Building Department has a cover form of its own for the recertification report, with an affidavit the owner swears before a notary. One team prepares the complete recertification that goes with it.

How building recertification is handled in Medley
In Medley the recertification is filed with the Town of Medley Building Department. The Town’s building page carries no text about the program, but its list of building forms includes a Recertification Report Submittal Form, and its other documents show how the department keeps track of each building. Here is what those Town documents say.
- The submittal form
- The Town’s Recertification Report Submittal Form identifies the filing: the property address and folio number, the owner’s name and mailing address, the architect or engineer and a contact person. It also has boxes to mark which recertification cycle the building is in, with room for one the form does not name.
- The owner’s affidavit
- At the foot of the form the property owner certifies, under penalties of perjury, that the whole application has been read and is correct. The statement is sworn before a notary, who either knows the owner personally or records the identification shown, so the owner’s notarized signature is part of a Medley filing.
- Approval by trade
- The bottom of the form is the department’s own: an approval or a disapproval, each with its date, for the electrical review, the structural review and the Building Official. Each part of a Medley report is thus marked on its own, with a line of its own for the Building Official.
- One building, one application
- The Town’s schedule of charges counts recertification per building, for every application the Miami-Dade County Code requires. A property with several buildings on it files an application for each of them.
- Extensions
- The same schedule lists an extension application for the later recertification cycles. Neither the schedule nor the form says how long an extension runs or when it has to be requested, so that question goes to the Building Department early, not on the last day.
- Your building’s record
- The Town’s Liens and Information Request, its estoppel letter form, has a section for official use that records the year built and, cycle by cycle, when the recertification is due and whether it was complied with. Asking for that letter is one way to see what the Town has on file for a building.

Questions & answers
Questions boards in Medley ask
Does Medley have its own recertification form?
Yes. The Town of Medley Building Department lists a Recertification Report Submittal Form among its building forms. It names the property, the owner and the architect or engineer, carries the owner’s notarized affidavit and leaves room for the department’s approval of each trade. The complete recertification we prepare goes in with that form completed.
Who signs the recertification submittal form in Medley?
The affidavit on Medley’s form belongs to the property owner, who certifies under penalties of perjury that the application is correct, before a notary. For an association or a company that owns the building, settle early who appears as the owner, because the notary needs that person in front of them with identification or already known to them.
How long do we have to recertify a building in Medley?
Medley’s documents print no number of days of their own. The county’s time to file is under “Time to file in Medley” above, and the time for repairs under “If repairs are needed in Medley”. The date that binds a given building is the one on the notice it received.
How do we find out whether a building in Medley is up to date on recertification?
Through the Town’s Liens and Information Request. Its official-use section, filled in by the Building & Zoning Department, records the year built and, for each cycle, the due date and whether the building complied. Send us the address too: we look at the building’s history before we propose anything.
Is Medley’s recertification the same as the 40-year recertification?
Yes. The Town’s schedule of charges still calls it the Forty Year Building re-certification program, the program’s former name, while the submittal form already has boxes for other cycles. Both rest on the Miami-Dade County Code, so the ages in force are the county’s, in the rows above.
