How building recertification is handled in Miami Springs

In Miami Springs the recertification goes through the City of Miami Springs Building Department, the office that issues every building permit in the city. Its forms page for the program asks for the reports to be brought to the office in person and lists the documents that make up the filing. What follows is what the city’s own page and the files it posts say.

Filing in person
The city’s recertification page puts it plainly: reports must be submitted into the office in person. The Building Department sits on the second floor of City Hall, at the address shown on this page, and the page offers no online route for a recertification.
The city’s list
Under supporting documents the page lists recertification guidelines, a general considerations guideline, an electrical recertification form, a structural recertification form and a parking-lot illumination certificate. The page adds that the same files can also be retrieved from Miami-Dade County.
County templates
Every file the city links is a Miami-Dade County document, headed by the county’s Department of Regulatory and Economic Resources. A recertification filed in Miami Springs is therefore written on the county’s structural and electrical report forms, not on a city edition of its own.
Where there is parking
The illumination certificate on the city’s list is the county’s statement of compliance with the parking-lot lighting standards in its code. It joins a Miami Springs package only where the property has a parking lot those standards apply to.
One inspection, two phases
The guidelines the city posts say the county’s recertification is synonymous with the state’s milestone inspection program, folds the state’s first and second phases into a single inspection, and meets and exceeds the state minimum.
Initial and amended
Both report forms the city posts are marked either as the initial inspection report or as the amended report after completion of repairs. A building that needs work therefore comes back to the Building Department with a second report once the repairs are done.
Processing and the board
The schedule of charges the city posts, issued under the name of its Building Processing Department, treats each recertification as an application the City processes. The same schedule has a separate line for filing a case with the Unsafe Structures Board, with that board’s own costs billed on top.

Questions & answers

Questions boards in Miami Springs ask

Can we submit the recertification report online in Miami Springs?

Not according to the city’s recertification page, which says the reports must be submitted into the office in person. That office is the Building Department, on the second floor of City Hall. The complete package we prepare is assembled with that delivery at the counter in mind, with each form from the city’s list in place.

Where are the recertification forms for Miami Springs?

On the Building Department’s page for the program, which lists the guidelines, the structural and electrical report forms and the parking-lot illumination certificate. The page also says the files can be retrieved from Miami-Dade County, since they are the county’s own. The complete recertification is written on those forms.

How long do we have to recertify a building in Miami Springs?

The city’s recertification page prints no number of days. The time is the county’s: it is under “Time to file in Miami Springs” above, and the repair period is under “If repairs are needed in Miami Springs”. What governs your building is the date on the notice it receives.

Does a condominium in Miami Springs need a separate milestone inspection?

The county guidelines on the city’s page call the recertification synonymous with the state’s milestone inspection program and say it combines both state phases into one inspection. How that applies to condominium and cooperative buildings is under “Condominiums & co-ops in Miami Springs” above. Send the address if you are unsure about your association’s building.

Is the recertification in Miami Springs the same as the 40-year recertification?

Yes. The city still titles its forms page Forty Year or older Recertification Forms, and its schedule of charges still calls the application a forty year certification — both are the program’s former name. The ages in force today are Miami-Dade County’s, in the rows above.
